Short description

Building coordination and management

The construction process has two possible approaches. At one approach, the client has a central role and at the other approach the contractor has a central role. Each one of these construction partners can be represented by a project manager.

We will discuss the duties of the project managers that represent the client on the one hand and the duties of the project manager that represents the contractor on the other hand. We will also discuss the relationship of the construction partners involved during the different building phases.

GIS MPD

In this module, you learn how to carry out and present in 3D, the GIS analyses that you will have learned in masterclass 1. During the assignment, you will also learn how to start a GIS project independently and draw relevant conclusions so that you can apply this method to any spatial issue you may have in the future, using geographical information systems.

Marketing and branding

You will learn how market- and desk research provides the basis of every future proof and efficient marketing plan. We will cover how to set up and execute this research, how to avoid potential pitfalls and how to use sampling and statistics to get to the right solutions.

We will explore how this input leads to a better understanding of your potential customers and their decision making process. Furthermore, we will show you how we can use this information to strategically fill in the different elements of the marketing mix for real estate marketing. After covering the marketing mix, you will also learn to set up a relevant online marketing plan. For that, you will learn about the different online channels we have at our disposal and how they can contribute in guiding potential clients through a pre-defined marketing and sales funnel.

Besides that, we will get into detail about various branding strategies and explore how branding should play an essential role in real estate marketing in the future.

Real estate calculations

First, various real estate return concepts are clarified to outline the broad framework that should be taken into account when investing in real estate. To better understand the real estate investment process, financial mathematical real estate concepts and formulas are explained. Based on a cashflow diagram, a calculation model can be drawn up to calculate the financing and return of a real estate investment and to visualise them over time. Simple (real estate) projects and exercises show how financial ratios say something about the return on an investment.

Now that we have mastered the basic techniques of return calculation, we can apply them to project development.

What costs and revenues do we face and how are they used to calculate a return? You learn what impact changes in the components of a project can have on the return and that time is an important factor here.

Sustainable building MPD

We elaborate on sustainable building and the legislation that comes with it. Furthermore, we look at the different ways of insulation, air tightness and codes of good practice.

Portfolio MPD

In portfolio masterclass Project development, the student creates a portfolio in which his/her self-development is shown. A portfolio serves as a means to display personal information and information about the education followed, interests, work, real estate projects, skills, etc. The aim is to show the environment that the student is working in. The intention is to provide not only a picture of personal development and reflections, but also of acquired experiences, competences and preferences. By reflecting on their own attitudes and skills, students can use this tool to demonstrate their development into real estate professionals. If handled well, it can evolve into a showcase portfolio that can be used for job applications.

Project MPD

In project masterclass Project development, practical skills such as problem-solving thinking and working in team in interdisciplinary applications are actively practiced and tested.

In contrast to project masterclass 1, where the student is still guided and supported to some extent, in this project he/she will have to act more independently and show great self-reliance.

Under supervision, study a job-related research question and formulate a structured and well-founded response. This entails collecting specific relevant information, processing, interpreting it, drawing up a report, as well as presenting.

1. Market research: The process of defining what to investigate, how to set up and execute data collection and interpret the results.
2. Customer behavior: Putting together useable Buyer Persona & Buyer Journeys based on consumer insights.
3. Branding: Why branding is so important and how it can be applied into real estate marketing. How to formulate a brand mission, vision and purpose.
4. 7P-model: An integrated model to combine the different elements that influence strategic planning & marketing decisions within real estate. A strong focus on practical examples as inspiration to define your own marketing mix.
5. Digital marketing channels: SEO, SEA, social media, display advertising & e-mail marketing. How to combine different paid, owned and earned digital media in order to reach your set KPI’s.
6. Inbound & funnel marketing: The principles of Inbound Marketing in order to build a communication funnel/flow for your real estate project, including ideation for content deliverables.
Real estate calculations
1. Performance Analysis
The most common concepts from real estate calculation are discussed: ROI, BAR / NAR, NHW, IRR and of course WACC . Each concept has been explained in its proper context during the theoretical classes. During the practice classes, the student will also calculate all these formulas by using Excel software. We also focus on the layout of dynamic and flexible calculation models.

During these practice classes, a dynamic real estate calculation model will be fully explained for a small-scale project development.

Portfolio MPD
The student will compile a portfolio during his programme.
This portfolio must be a selection and arrangement of the student's own achievements, (extra) additional courses followed, conferences and fairs attended, reflections from work placements and/or holidayjob in the sector, ... but also the translation of the student's own cultural and social involvement. The student must make a choice from a series of mandatory activities.
Project MPD
In Project MPD, practical skills such as problem-solving thinking and working in a team in interdisciplinary applications are actively practised and tested. In contrast to Project Conversion, where the student is still guided and supported to some extent, in this project he will have to act more independently and show great self-reliance.
The students work in groups on a practical assignment and start from a concrete (possibly fictitious) situation and problem. They have to brainstorm about the possible solutions, evaluate them and choose the best ones.
In preparation for working out the assignment, the student must do some self-study. The nature of this depends on the theme imposed.
It is also a practical application in a realistic context of note-taking and meeting techniques. The working process is recorded: a report is made of the working group meetings.
A written report on the elaboration of the project is expected from each group. Finally, the results are set out and explained in an oral presentation.

Evaluation (text)

Detailed information concerning the evaluation will be communicated to the student at the beginning of the semester (Digitap).

Students who, due to medical reasons or force majeure, do not submit the assignment on time can proceed as follows:

- Within 2 calendar days after the day for which he wants to request a postponement, the student uploads via the iBaMaFlex module 'my absences' a valid medical certificate, as described under the definition no. 43 in article 1.1 of the education and examination regulations, or the necessary evidence for the force majeure situation

- The student who meets the conditions for a postponement of delivery, shall deliver the assignment within 2 days after this legitimate reason has ceased to exist, provided that the day of delivery is not after the last day of class of the semester in which the assignment initially had to be delivered.

The student who meets the conditions for postponement, hands in the portfolio within 2 days after this legitimate reason has ceased to exist, on condition that the day of handing in is at least 2 weeks before the portfolio defence.

Late submission results in a zero for this (sub)examination.

In case of absence (irrespective of legitimacy) from the compulsory information session(s), the compulsory assignments, the projects, the following procedure applies:

At the first absence, the total grade to be obtained is reduced by 1 point of the total score on 20 of the sub-examination concerned. From the second absence onwards, the student receives a code 'F' of 'Fail' for the sub-examination in question.

Code Fail is applied because the competency-based learning processes with specific accents on skill training and attitude building can only be acquired and evaluated within the intended educational setting.

A code 'F' for a partial exam results in a code 'F' for the entire course unit. More information on the code 'F' can be found in article 15.5 of the education and examination regulations (www.ap.be).

Students who miss an oral sub examination due to medical reasons or force majeure can request a catch-up examination outside the examination series according to the following procedure:

- The student registers his absence from the partial examination in iBaMaFlex at the latest on the day of the missed partial examination via the module 'my absences' with the reason 'request for make-up time'.

- The student shall prove the reason for his absence from a partial examination for which he wishes to request a make-up examination with a valid medical certificate, as described in the definition of the education and examination regulations, or the necessary evidence for the force majeure situation.

- The student who meets the conditions for participation in a catch-up exam may take the partial examination on the day of the catch-up exam.

For projects missed test moments cannot be made up.

As it is a group work, late submitted projects will not be accepted. There is no second examination opportunity.
