Short description

You step into the role of a real financial advisor, guiding your client on a potential real estate transaction. To support your advice, you utilize information from the real estate office and the bank insurer. Being highly customer-focused, you adapt to the client's preferred language, whether Dutch or English. Finally, you present your proposal in a clear, well-structured working document that showcases your digital proficiency. In this role, you are responsible for completing a real estate investment file from A to Z from your financial perspective.

Learning outcomes (list)

OLR FV 1 - The bachelor BM/FV has insights in the processes and rules inside the finance and insurance sector, in general corporate organisational processes as well as in their interconnection, and can consequently apply these insights in a broad, globalised and changing (inter)national context.
You comment on the differences and advantages and disadvantages of (banking and insurance) products that are discussed when purchasing real estate.
You know the differences and the advantages and disadvantages of guarantees that are discussed in a direct investment in real estate.
You explain the advantages and disadvantages of the different types of investment property (direct and indirect) and the associated risks.
You discuss the tax treatment in the various forms of real estate and different ways of purchase, financing and / or rental.
You apply current rates and follow current events with regard to real estate and real estate financing.
You clarify the role of the different actors in the process of a real estate investment.
You draw up a plan for a real estate transaction based on concrete data.

Course content

You will be introduced to direct and indirect investment in real estate and the fiscal impact of the investment on a portfolio. On the basis of case studies, you will work out a financial advice and explain this to the fictitious client in a client meeting. For each group, you will have to demonstrate that you can provide the customer with financial advice when investing in real estate in any way.

You understand documents, articles, reports, and emails from your field. You master subject-specific terminology. You are able to correspond with a client in a professionally correct manner, prepare a project report and/or executive summary, explain a chart to a client, make a business presentation, as well as conduct a customer consultation.

Furthermore, your digital skills will be honed and your investment proposals will be based on logical calculations in Excel.
